These Terms of Use ("Terms") govern your use of the move.ge website, the move.ge GLS back office and every related service (together, "move.ge"). Please read them carefully. By using move.ge, creating an account or sending a form, you agree to these Terms. If you do not agree, please do not use move.ge.
1. Who we are
move.ge is operated by Ujarmeli LLC, a limited liability company registered in the United States of America, address: 101 Scott Street, Wausau, WI 54403, USA. move.ge is a brand of Ujarmeli LLC and is operated from the United States ("move.ge", "we", "us"). Contact: info@move.ge.
2. What move.ge is
move.ge is the Georgia Listing Service (GLS) and property portal for Georgia. It lets:
Members (brokerages, real estate agents, independent agents, developers and their sales agents) publish and manage listings, cooperate with each other and use the GLS tools;
Owners list their own property for sale or rent after verification ("For Sale by Owner");
Visitors search listings, contact the listing agent or owner, request showings and use calculators and market data.
move.ge is a platform. We are not a real estate agent, broker, appraiser, lender, notary or legal adviser, and we are not a party to any sale, purchase or lease between users. Any agreement is made directly between the people involved.
3. Who may use move.ge
You must be at least 18 years old and able to enter into binding contracts to create an account, publish a listing or send an inquiry. You must give true, complete and current information and keep it up to date.
Members are also bound by the move.ge GLS Rules & Regulations, which they accept when they apply. Owners are bound by the owner rules in sections 6 and 7 below and by the parts of the GLS Rules that apply to listings.
4. Accounts and sign-in
You sign in with a one-time code sent to your email. Keep access to your email account secure: anyone who can read your email can sign in to your move.ge account.
Never share sign-in codes. move.ge staff will never ask you for a code, a password, a card number or an advance payment by phone, message or email.
You are responsible for everything done with your account. Tell us at once at info@move.ge if you think someone else has used it.
One person, one account. Accounts may not be sold, transferred or shared.
5. Listings and content
Only the owner of a property, or a member authorized by every owner, may list it. Each property may have only one live listing on move.ge at a time.
Every listing must be accurate, current and lawful: real address and cadastral code (for registered property), real photos of that property, real price and availability. The person who publishes a listing is responsible for its content.
Listing status must be kept current and confirmed every week (see the GLS Rules). Listings that are not confirmed are labelled, then hidden.
By uploading photos, text or documents, you confirm that you have the right to do so and you grant move.ge a non-exclusive, worldwide, royalty-free licence to store, display, resize, translate and share that content on move.ge and in move.ge reports, shares and market statistics for as long as it is needed for the service. Listing history (GLS number, status changes, price history and closing data) is kept after a listing ends, as part of the GLS record.
move.ge may check, correct obvious errors in, label, hide or remove any listing or content that breaks these Terms, the GLS Rules or the law, or that a user reports as false, without prior notice where the matter is urgent.
6. Owner listings (For Sale by Owner)
Owners must verify their identity and ownership before a listing goes live: personal ID number (or passport for foreign owners), email, cadastral code and the matching Public Registry record. Every co-owner must consent by email.
Owners may have one active listing at a time. The owner listing fee is shown before payment and covers 90 days.
Owners must confirm their listing's status every week. A false ownership or truthfulness declaration leads to removal of the listing and a ban.
An owner can withdraw a listing at any time from the owner account or the link in our emails.
7. Contacting agents and owners
Inquiry, showing and "Report this listing" forms send your name, contact details and message to the listing agent or owner, and to move.ge staff where needed. Write only what you are happy for them to read.
You may use contact details you receive through move.ge only to deal with that property. Unsolicited advertising, spam, scraping, and collecting contact details are forbidden.
move.ge will never ask you for a deposit or advance payment. Be careful with anyone who asks you to pay before you have seen the property and checked the Public Registry.
8. Acceptable use
You must not:
publish false, misleading, duplicate or "bait" listings, or list a property you are not authorized to list;
copy, scrape, crawl or download move.ge data in bulk, or re-publish listings elsewhere without the listing member's permission, except through tools move.ge provides for that purpose;
try to get around the spam protection, rate limits, sign-in or access controls, or test the security of move.ge without our written permission;
upload viruses, malicious code, or content that is unlawful, defamatory, hateful, sexually explicit, or that infringes someone else's rights;
use move.ge for money laundering, fraud or any transaction that is void or prohibited under the law of Georgia;
impersonate any person, brokerage, association or move.ge.
9. Fees and payment
Using the public website, searching and sending inquiries is free.
Member dues, the owner listing fee, VIP boosts and other paid services are shown on move.ge before you pay. Prices are set in US dollars (USD), with the Georgian lari (GEL) equivalent shown at the National Bank of Georgia rate for information. Your card is charged in USD unless the payment page says otherwise.
New members receive a free trial period stated on the join page. No card is required for the trial. When the trial ends without payment, the member's listings are deactivated; the data is kept and listings return when dues are paid.
Card payments are processed by Stripe and charged by Ujarmeli LLC. move.ge does not see or store your full card number.
Membership dues renew automatically each billing period until cancelled. You can cancel at any time; cancellation takes effect at the end of the paid period. Fees already paid are not refunded, except where the law requires a refund or where we end a paid service without a reason under these Terms.
Preferred pricing for GNARE members and REALTOR® members applies only while the membership is verified as described on move.ge. If verification lapses, the standard price applies from the next billing period.
We may change prices with at least 30 days' notice by email and on move.ge. The new price applies from the next billing period after the notice.
10. Market data, reports and calculators
Statistics, price indexes, comparative market analyses, seller reports, exchange rates and calculators are provided for general information. They may be incomplete or out of date and are not an appraisal, valuation, financial, tax or legal advice. Always check important facts, including ownership, with the National Agency of Public Registry and qualified professionals.
11. Occupied territories
move.ge covers all of Georgia within its internationally recognized borders, including the Abkhazian Autonomous Republic and the Tskhinvali region (so-called South Ossetia), which are occupied territories under the Law of Georgia on Occupied Territories. Under that law, transactions regarding real property concluded within the occupied territories in breach of Georgian law are void from the moment they are made, and certain economic activities there are prohibited. Listings in these areas are published for information and under the user's own responsibility; users must comply with the Law of Georgia on Occupied Territories and all other applicable law. move.ge does not arrange, and must not be used to arrange, any transaction prohibited by that law.
12. Intellectual property
The move.ge name, logo, design, software, database structure, compilations and texts belong to move.ge or its licensors. The GNARE and REALTOR® marks belong to their owners and are shown only to identify verified members. You may not copy, adapt or use them without written permission, except as these Terms allow.
13. Availability and changes to the service
We work to keep move.ge available and accurate, but we provide it "as is" and "as available". We may change, suspend or stop any part of the service, for example for maintenance, security or legal reasons. Where a change materially reduces a paid service, we will tell you in advance where possible.
14. Liability
move.ge is not responsible for the content of listings, messages or documents provided by users, for the conduct of users, or for any transaction between users.
To the extent permitted by applicable law, move.ge is not liable for indirect or consequential loss, lost profit, lost data or lost opportunity. Our total liability to a paying user for any claim is limited to the fees that user paid to move.ge in the 12 months before the claim.
Nothing in these Terms limits liability for damage caused intentionally or by gross negligence, or any right that cannot be limited under mandatory law, including the Law of Georgia on the Protection of Consumer Rights where it applies.
15. Suspension and termination
You may close your account at any time by writing to info@move.ge. We may limit, suspend or close an account, and hide or remove listings, if the user breaks these Terms, the GLS Rules or the law, gives false information, does not pay fees when due, or if we must do so by law. The steps for members are set out in the GLS Rules. A false ownership or truthfulness declaration leads to an immediate ban.
16. Personal data
We process personal data as described in the move.ge Privacy Policy, which follows the Law of Georgia on Personal Data Protection. Cookies are described in the move.ge Cookie Notice.
17. Changes to these Terms
We may update these Terms. The current version and its effective date are always on this page. For material changes we will notify account holders by email or on move.ge at least 15 days before they take effect. If you continue to use move.ge after that date, the new Terms apply to you.
18. Law and disputes
These Terms are governed by the laws of the State of Wisconsin and the federal law of the United States of America. Please contact info@move.ge first; we try to resolve complaints within 15 working days. Disputes that cannot be resolved amicably are decided by the state or federal courts with jurisdiction over Marathon County, Wisconsin. This choice of law does not deprive a consumer of the protection of mandatory rules of the law of the country where they live, including the Law of Georgia on the Protection of Consumer Rights and the Law of Georgia on Personal Data Protection, where those laws apply.
19. Language
These Terms are published in Georgian, English and Russian. If the versions differ, the English version prevails.
